How to read the figures above

What makes one bid higher than another?
Usually scope, not markup. One roofer includes new flashing everywhere, a synthetic underlayment and a per-sheet allowance for bad decking. Another reuses the flashing and leaves deck repair as an extra. Put the bids side by side and check that each lists the same things before comparing the totals.

What does a leak repair cost?
The repair rows are national figures from customer reports. A leak at a single pipe boot or a short run of flashing sits at the low end. What goes into the price
Squares
Roofers measure in squares of 100 square feet. Roof area is larger than floor area because of pitch and overhangs, so two houses with the same footprint can differ by several squares.
Tear-off and disposal
Removing the old roof down to the deck, hauling it away and paying the dump fee. Each extra layer of old roofing adds labor and weight.
Deck repairs
Soft or rotted sheathing is replaced once it is exposed. A bid should give a per-sheet price for this, because nobody can count bad sheets from the ground.
Material
Composition shingles are the least expensive common choice, with architectural shingles above 3-tab. Metal and wood shake cost more per square, and standing seam more than exposed-fastener panels.
Flashing, underlayment and ventilation
New step flashing, pipe boots, drip edge, valley metal, underlayment and ridge vent. Bids that reuse old flashing come in lower and are not comparable with bids that replace it.
Labor and access
Steep pitch, multiple stories, dormers, skylights and a tight lot all slow a crew down.

Hips, valleys, dormers and skylights mean more cutting, more flashing and more waste than a simple gable of the same area.
What is under the shingles
Older houses that once had wood shakes may have spaced boards instead of solid sheathing. The residential code calls for a solidly sheathed deck under asphalt shingles, so new sheathing over the whole roof gets added to the job.
Pitch and height
Roofs too steep to walk need staging and harness work on every course.
Season

Is a repair always cheaper than a new roof?
One repair is. Repeated repairs on a roof whose shingles are curling or shedding granules add up without resetting its age. The roof repair page compares the two.
Does homeowners insurance pay for a new roof?
Policies generally respond to sudden damage, such as a limb through the roof in a storm, and not to a roof that has worn out. Coverage depends on your policy, so ask your insurer before assuming either way.
