What does roof replacement in Portland involve?

Roof replacement means taking the existing roof off and building a new one on the same deck. In the Portland area the usual sequence is:

  1. Tear-off. Old shingles and underlayment come off down to the wood deck (the sheathing) and go into a dump trailer.
  2. Deck repair. Any sheathing that is soft, delaminated or rotted is cut out and replaced. This is the part nobody can price exactly in advance.
  3. Underlayment. A synthetic or felt layer covers the deck, with a self-adhered membrane in the valleys and at other places water concentrates.
  4. Metal. Drip edge at the eaves and rakes, valley metal, step flashing where the roof meets a wall, and new boots on the plumbing vents.

Common questions

How long does a roof last in Portland?

It depends on the material, the installation and how much shade and debris the roof sits under, so no single number is honest. A shingle warranty is not a lifespan. Judge the roof by its condition - curling tabs, bare patches where granules have worn off, repeated leaks - and have a roofer look once it shows those signs.

Do I need a permit to replace my roof in Portland?
